Project Description

ATB Morton has a wealth of experience in providing design and construction services tackling difficult sites – this latest project captures ATB Morton’s ability of tailoring our designs to suit the site constraints and our tenants needs.

This development consists of a split dual tenant arrangement with the front warehouse development designed to take advantage of the sloping site by incorporating a sunken loading dock for our tenant. By tailoring the design to suit the site constraints, working with the site characteristics while developing and enhancing the facility capabilities for our tenants means a fantastic outcome for both function and price.

The sloping site was designed around tiering the development to work with the existing site features not against it.

This included using a large stormwater basin to the front of the site at the lower entry point and then stepping up to a secure parking area with feature cantilevered awning for a premium visitor experience. Working with the site falls while maintaining suitable separation of pedestrian traffic means ensuring that all accessible compliance measures are maintained across the site, ATB Morton has delivered a modern and accessible site by incorporating an accessible ramp from the lower tier to the office and workshop.

Working up to the next level delivered a raised office and warehouse which overlooks the Brisbane Waters National Park, while using the lower car park level to create a sunken loading dock within the warehouse to provide a secure unloading zone trafficable by forklifts. An integrated dock leveller ensures that the sunken loading dock has maximum adaptability for a range of heavy vehicles which will frequent the site for deliveries and dispatch.

A large open external pavement at grade level with access to the rear warehouse areas ensures that light vehicle and rigid vehicles can also be accommodated.

The culmination of a design & construction approach ensured this development achieved optimised construction costs and premium operational usage on a challenging sloping site.
