Upcoming Project – Warehouse & Office Infill Development, Rutherford NSW

ATB Morton was invited to provide a new design and construction proposal for an infill development within an existing Rutherford warehouse & office facility.

The site featured an existing split development footprint with a dedicated office facility fronting the streetscape and a warehouse facility addressing the rear of the site, with an undeveloped central parking and storage area. Our client wished to enhance the site developable area and provide flexibility with the proposed addition by way of creating additional facilities for their existing tenant or alternatively creating a second tenancy area.

ATB Morton prepared a full design and construction offer utilising a Complying Development Certificate approval pathway to deliver the functional expansion of onsite operations in the shortest approval time frame.

The infill building structure addressed the core principles of expansion of warehouse capabilities with flexibility for future use cases as a single or dual tenancy.

The final building form delivers an 822sqm building additional including a 686sqm warehouse addition, 122sqm of ground floor office and amenities and a further 122sqm of mezzanine office space. Integration with the existing building and complementary design ensure the final structure will have a cohesive and functional layout enhancing the existing site layout.

The design includes distinctive feature paint finishes to the additions, feature office entry awning, wrap around warehouse awning and breezeway connection to the existing free standing office structure to present a modern appearance.
